1. About these terms and who we are

Propertyss (www.propertyss.co.uk) is a trading name of pyrolondon limited, a company registered in England and Wales ("we", "us", "our"). When you use the site or buy anything from us, you are contracting with pyrolondon limited.

These terms govern your use of Propertyss, a UK marketplace for property sales and lettings, construction trades, building materials and related services. By browsing, registering, listing or transacting on the site you agree to them. If you do not agree, please do not use the site.

2. Our role, platform only

Propertyss is a platform only. All properties, trades, materials, mortgage advisers and other services are advertised and supplied by independent third parties. We do not own, inspect, survey, endorse, guarantee or supervise any listing, provider or transaction, and we are not a party to any contract you enter into with them. Customers and providers are solely responsible for taking due care, including their own verification, viewings, surveys, references, insurance, licence and qualification checks, and independent legal or financial advice, before committing to any transaction. To the fullest extent permitted by law, Propertyss accepts no liability for any loss, damage, defect, delay, injury, misdescription or non-performance arising from any listing, provider, property or transaction.

We provide advertising space and software tools. We are not an estate agent, letting agent, surveyor, contractor, builder, merchant, mortgage broker or adviser, and we do not act as agent for any user. Any contract for a property, service or product is made directly between you and the third party concerned.

3. Your responsibility to take due care

• Verify the identity, credentials, insurance and licences of any provider.
• Inspect and view properties in person and commission your own survey, valuation and searches.
• Take independent legal, tax and financial advice before committing.
• Check specifications, quantities, delivery terms and warranties for materials.
• Never pay a deposit or transfer funds without independently confirming the recipient's bank details by telephone using a number you have verified yourself.

4. Accounts

You must be 18 or over and provide accurate details. You are responsible for activity under your account and for keeping your credentials secure. We may suspend or remove accounts that breach these terms, post unlawful or misleading content, or place the safety of other users at risk.

5. Listings, content and accuracy

Advertisers are solely responsible for the accuracy, legality and completeness of their listings, including prices, measurements, EPC data, tenure, availability, photographs and any claims made about a service. Content must not be misleading, discriminatory, infringing or unlawful, and must comply with the Consumer Protection from Unfair Trading Regulations and, where relevant, National Trading Standards material information rules. You grant us a non-exclusive licence to display, resize, syndicate and promote your listing content (including on social channels) while it is live.

6. Fees, payments and refunds

Property, trades and materials listings are free for the first 30 days, then £20 per month per listing until cancelled. Mortgage adviser directory listings are £39 per month. Advertising campaigns are charged on a pay per click or fixed duration basis as selected at checkout. Fees are inclusive of VAT where applicable and recur automatically until you cancel, which you can do at any time from your account.

Our order process is conducted by our online reseller Paddle.com. Paddle.com is the Merchant of Record for all our orders. Paddle provides all customer service inquiries and handles returns.

Payment, billing, tax, cancellation and refund mechanics are therefore governed by Paddle's Buyer Terms. We do not see or store your card details. We offer a 30 day money back guarantee, set out in our refund policy. Refund requests can be made through paddle.net.

7. Property auctions and the £1,000 seller commission

If you stage a property auction on Propertyss, whether as an estate agent or on behalf of a seller, a commission fee of £1,000 becomes payable to Propertyss when the property sells. The fee is payable on completion of the sale to the winning bidder, or to any party introduced to you through the auction within 6 months of the lot closing.

The £1,000 commission is in addition to any listing subscription and applies to sellers and agents only. Registering and bidding is free for buyers. The commission is due whether the sale completes at the winning bid, at a renegotiated figure, or through a private treaty agreed after the lot closes. It is not payable if the lot closes with no bid meeting the reserve and no introduction results in a sale.

By staging an auction lot you confirm you are authorised to sell or market the property, that the guide price, reserve and ceiling price are accurate, and that you accept this commission obligation. Winning bidders have 5 days to honour their bid with you and your solicitors. We provide the auction platform only, the sale contract is between seller and buyer.

8. Advertising

Adverts must be lawful, clearly identifiable and compliant with the UK CAP Code. Financial promotions must be issued or approved by an FCA-authorised firm and carry the required risk warnings. We may reject, pause or remove any advert and refund the unused balance.

9. Mortgage tools and financial content

Our mortgage calculator, indicative lender rates and adviser directory are provided for general information only and are not financial advice or a recommendation. Rates are indicative, may be out of date and are subject to lender criteria, status and valuation. Your home may be repossessed if you do not keep up repayments on your mortgage. Always confirm terms directly with the lender or an FCA-authorised adviser.

10. AI features

Search, listing assistance, summaries and chat responses may be generated by AI. Output can be incomplete or wrong and must not be relied on as professional advice. Always check the underlying listing and source documents.

11. Limitation of liability

Nothing in these terms limits liability for death or personal injury caused by our negligence, fraud, or anything else that cannot lawfully be excluded. Subject to that, and to the fullest extent permitted by law:

• the site and all content are provided "as is" and we give no warranty that listings are accurate, available or fit for purpose;
• we are not liable for the acts, omissions, defaults, quality of work, delays, defects, fraud or insolvency of any service provider, agent, seller, landlord, tradesperson, supplier or adviser found through the site;
• we are not liable for indirect or consequential loss, loss of profit, loss of opportunity, wasted expenditure, or loss arising from your reliance on a listing or on AI-generated content;
• our total aggregate liability to you in any 12-month period is limited to the greater of the fees you paid us in that period and £100.

Nothing here affects your statutory rights against the third party who actually supplies the property, service or goods.

12. Disputes between users

Disputes about a property, job, delivery or payment must be resolved directly between the parties involved. We may, at our discretion, share relevant listing records to assist, but we are not an arbitrator and take no responsibility for the outcome.

13. Suspension, changes and termination

We may change, suspend or withdraw any part of the site, and may update these terms. Material changes will be posted here with a new "last updated" date; continued use means acceptance.

14. Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
